This property has excellent rental potential and a current tenant. Located on the Harbour on Paradise Island and within a gated complex, it includes a dock slip, a generator, and has gorgeous views.

How is the specific property affected now due to circumstances?

The rental side hasn’t been affected, because it is currently rented long term. As for getting it sold, we saw a slowdown on showings due to the restrictions; however, the government has just given the green light for property showings again, following the protocols in place, and also do virtual showings for buyers not able to physically visit the property right now.

Why do you still recommend this subject property despite circumstances?

Being on the Harbour with a dock slip on Paradise Island, your investment will always hold its value.

What is the future of this area later in the year/next year?

Paradise Island has always held its own with property value. With the developments continuing and adding more amenities at this property doorstep, the future for this area is secure.

What is your specific market insight based on your specialty knowledge for this property or area as far as moving forward?

Paradise Island has had a few completed developments recently, including 36 and One Ocean. The Island is showing a stable yield for the past three years, and with additional condo developments like Hurricane Hole that will bring much-needed services like offices, a pharmacy, and grocery store; this will be a plus for buyers.

What should people watch out for or look for to make a very informed decision that suits their best interests?

In terms of purchasing, I suggest looking at investors’ confidence in the area. Sellers should maintain their property to stay competitive and present well, especially a waterfront home with dock slip.

Any communication from the owner or area residents that you can share either by direct quote or first-hand experience?

Residents I know, who live in the area, always boast how family-oriented and safe the location is. They enjoy raising their kids there.
